The Real Problems start where the audit ends:
Every self storage operation I’ve ever looked at had already been “reviewed.”
Financials checked.
Occupancy reviewed.
Rate strategy discussed.
Delinquency percentages noted.
All the normal audit stuff — and that work is necessary.
But here’s the problem:
Most operators stop there.
And that’s how operational drift hides in plain sight.
Because the biggest issues I find usually aren’t in the reports.
They’re in the daily operating system of the site.
Things like:
Payments getting posted later instead of immediately
Notes entered hours after conversations
Tasks reported done without proof
Delinquency worked emotionally instead of systematically
Processes living in the manager’s head instead of in a repeatable system
None of that shows up on a standard audit.
But stack enough of those small breakdowns together and suddenly you have:
Burned out managers
Constant firefighting
Rate resistance
Leadership wondering why performance feels heavier than it should
This is the “other layer” I look at when evaluating a property or portfolio — the operational fundamentals that determine whether a site runs clean or is quietly building hidden fires.
I turned that evaluation lens into a short operations health score for owners and operators who want to pressure-test their systems beyond the normal audit.
